7 Signs Your Siding Needs Replacing (Not Just Repairing)

Siding is the first thing people notice about your home and the last thing most people think about — right up until water gets behind it. After years of working on Omaha-area homes, we have learned that the difference between a repair and a replacement usually comes down to how far the problem has already traveled.

1. Warped, buckled, or wavy panels. Vinyl expands and contracts with temperature. If it was installed too tightly, Nebraska summers will buckle it. A wave here and there can be replaced panel by panel — but if whole elevations are rippling, the install itself is the problem.

2. Soft spots when you press on it. This is the big one. If the wall gives under light pressure, moisture has reached the sheathing behind the siding. That is not a siding problem anymore, it is a structural one, and covering it up makes it worse.

3. Rising heating and cooling bills. Siding works with your house wrap and insulation. When the barrier behind the panels fails, conditioned air leaves and outside air comes in. A lot of homeowners chase this with a new furnace when the real leak is the wall.

4. Paint that will not hold. If you are repainting wood or fiber cement siding every three or four years, the material is absorbing moisture. Paint is a symptom here, not a fix.

5. Visible cracks, holes, or hail dings. Nebraska hail leaves pockmarks and cracks that let water in behind the panel. If the damage is widespread across multiple elevations, that is typically an insurance conversation.

6. Mold, mildew, or fungus along the seams. Growth at panel joints usually means water is sitting where it should be draining. Occasionally it is just surface grime — but it is worth having someone look behind a panel.

7. It is simply old. Vinyl runs about 20 to 30 years, wood less than that without diligent maintenance. If your siding is original to a home built in the 90s, it has done its job.
